Getting started on Kirya takes under 2 minutes. Here's how:

Choose Your Hosting Plan

Kirya charges a flat monthly fee per property. There is zero commission on bookings, and you keep 100% of your revenue. Hosts get paid within 24 hours of guest checkout, directly to your bank account via Stripe.

Compelling Title

Be specific: "Sunny Seafront 2BR with Pool" beats "Nice Apartment". Include location, size, and standout features.

Detailed Description

Mention nearby restaurants, transport, unique features. Write for someone who has never visited the area.

Competitive Pricing

Research similar properties. Use seasonal pricing for peak (Jun-Sep) and off-peak rates.

Quick Responses

Reply to enquiries within 1 hour. Fast responders get a boost in search rankings.

Enable Instant Book

Properties with Instant Book get up to 30% more bookings. Available on Pro and Elite plans.

Step 5

Manage Bookings

Your host dashboard gives you everything in one place:

  • View pending, confirmed, and completed bookings
  • Approve or decline booking requests (if not using Instant Book)
  • Block dates when your property is unavailable
  • Sync your calendar with Airbnb, Google Calendar, or iCal (Pro+)
  • Mark bookings as completed after checkout
  • Cancel bookings when necessary (penalties may apply)

Important: Host cancellations are taken seriously. Cancelling on a guest affects your search ranking and may result in penalties. Only cancel if absolutely necessary.

Step 6

Guest Communication

Great communication is the single biggest factor in getting 5-star reviews. Use Kirya's built-in messaging to:

  • Respond to enquiries before booking
  • Send check-in instructions after confirmation
  • Share local recommendations and tips
  • Handle any issues during the stay
  • Thank guests after checkout and invite a review

You'll receive email and in-app notifications for every new message. Response time is tracked and shown on your profile.

Step 7

Reviews & Reputation

After each completed stay, guests are invited to leave a review. Reviews are public and help future guests make decisions.

How to get great reviews:

  • Be honest in your listing description (no surprises)
  • Keep the property spotless
  • Provide essentials: clean towels, toiletries, Wi-Fi info
  • Respond quickly to any issues
  • Add thoughtful touches (welcome note, local snacks)

Explorer Discounts (Ambassador Programme)

Guests on Kirya earn loyalty status (Explorer → Voyager → Ambassador). Higher-level guests unlock discounts of up to 20% on participating properties.

How it works from your end as a host:

  1. 1Opt in. On Pro and Elite plans, you can enable “Explorer Discounts” for your listing. This is optional and you choose whether to participate.
  2. 2Set your discount range. You decide the maximum discount you're willing to offer (e.g. 5%, 10%, up to 20%). The actual discount depends on the guest's level.
  3. 3Automatic application. When a Voyager or Ambassador guest books your property, the discount is automatically applied at checkout. The guest sees the reduced price and you receive the discounted amount.
  4. 4You absorb the discount. The discount comes from your end, not from Kirya. In exchange, you get access to a pool of high-value, loyal, repeat guests who are more likely to book and leave great reviews.
  5. 5Higher visibility. Properties offering Explorer discounts get a special badge and a boost in search results, leading to more bookings overall.

Step 10

Kirya Shield (Damage Protection)

Every booking on Kirya includes built-in damage protection for hosts. No security deposits, no credit card holds on your guests. Here's how it works:

Automatic for every booking

A small damage waiver fee is added at checkout for the guest. It is transparent and shown before payment.

Report damage after checkout

Hosts have 72 hours after guest checkout to report any damage through the dashboard, with photos and descriptions.

Human-reviewed claims

A real Kirya team member reviews every claim within 48 hours. Every claim is reviewed and decided by a real person on the Kirya team.

Receipt-verified payouts

Approved claims are paid within 48 hours of repair receipt verification via Stripe. Upload your receipt within 30 days of approval. Guests are never asked to pay more.
