The Complete Guide to

Book directly with property owners, skip the service fees, earn rewards on every stay, and enjoy a transparent booking experience.

Step 1

Create Your Free Account

Signing up is free and takes under a minute:

  1. 1Go to mykirya.com/register
  2. 2Enter your name, email, and password
  3. 3You're automatically enrolled in the Kirya Explorer loyalty programme
  4. 4Start browsing and booking immediately

No account needed to browse. You can explore all listings without signing up. You only need an account when you're ready to book or message a host.

Step 3

Book Your Stay

Booking on Kirya is simple and transparent:

  1. 1Select your check-in and check-out dates
  2. 2Choose the number of guests
  3. 3See the full price breakdown: nightly rate, cleaning fee, total, with no hidden service fees
  4. 4Click “Book Now” (Instant Book) or “Request to Book” and wait for host approval
  5. 5Pay securely via Stripe (card payment)

Zero service fees. Unlike other platforms that add 14-20% on top, Kirya charges guests nothing extra. What you see is what you pay.

Step 4

Message Your Host

Kirya gives you a direct line to property owners, with no middlemen involved:

  • Ask questions about the property before booking
  • Request special arrangements (early check-in, extra bedding)
  • Get local tips and restaurant recommendations
  • Coordinate arrival times and key collection
  • Report any issues during your stay

All messages are available in your Messages dashboard. You'll get email notifications for new messages.

Step 5

During Your Stay

Make the most of your stay:

  • Check your booking details in your dashboard for check-in instructions
  • Message the host if you need anything
  • Respect house rules (they're there for everyone's benefit)
  • Report any maintenance issues promptly so the host can fix them
  • Enjoy the authentic, local experience that comes with booking direct!

Need help? If something goes wrong during your stay, contact the host first via messaging. If you can't resolve it, our support team is available via the contact form.

Step 6

Leave a Review

After checkout, you'll be invited to leave a review. Your honest feedback helps:

  • Future guests make informed decisions
  • Great hosts get recognised
  • The Kirya community improve standards

Rate your stay from 1 to 5 stars and leave a written comment. Reviews are public and help build trust across the platform.

Kirya Explorer Rewards

Every guest is automatically enrolled in the Explorer loyalty programme. Earn points and unlock discounts the more you travel:

How discounts work: Some hosts opt in to the Explorer discount programme. When they do, Voyager and Ambassador guests automatically see reduced prices on those listings. The discount badge is shown on the property card so you know before you book.

Note: Discounts are funded by participating hosts, not by Kirya. Look for the Explorer discount badge on eligible listings.

Step 8

Kirya Guaranteed

Every booking on Kirya is protected by Kirya Guaranteed at no extra cost. If a property doesn't match its listing, or your host cancels last minute, we step in immediately.

Material Mismatch

The property is significantly different from what was advertised, such as missing rooms, broken facilities, or serious cleanliness issues.

Host Cancels Last Minute

Your host cancels your confirmed booking within 48 hours of check-in, leaving you without accommodation.

No-Show / Access Issues

You arrive at the property and cannot get in because the lockbox code doesn't work, keys weren't provided, or nobody responds.

Safety Concerns

The property has genuine safety hazards that were not disclosed, such as gas leaks, broken locks, or exposed wiring.

What happens if you file a claim:

  1. 1Document the issue with photos or videos as soon as you notice it.
  2. 2Open a claim from your booking page. Select the issue type, describe what happened, and upload evidence.
  3. 3A real Kirya team member reviews your claim within 24 hours. Every claim is reviewed and decided by a real person on the Kirya team.
  4. 4We rebook you into a comparable property at no extra cost, or issue a full refund to your original payment method.

Step 9

Cancellations & Refunds

Each property has its own cancellation policy set by the host. Common policies:

Flexible

Free cancellation up to 24 hours before check-in. Full refund.

Moderate

Free cancellation up to 5 days before check-in. 50% refund after that.

Strict

Free cancellation up to 14 days before check-in. No refund within 14 days.

The cancellation policy is clearly displayed on every listing page before you book. If a host cancels on you, you always receive a full refund plus bonus Explorer points as compensation.
