Guest Cancellation Policies

Every property on Kirya includes a cancellation policy chosen by the host. The policy is clearly displayed on the listing page before you book, so you always know where you stand.

Flexible

  • Full refund up to 24 hours before check-in
  • After that, first night is non-refundable
  • Remaining nights refunded in full

Moderate

  • Full refund up to 5 days before check-in
  • 50% refund within 5 days of check-in
  • No refund after check-in

Firm

  • Full refund up to 30 days before check-in
  • 50% refund within 30 days of check-in
  • No refund within 7 days of check-in

Strict

  • 50% refund up to 7 days before check-in
  • No refund within 7 days of check-in
  • Service fees are non-refundable (N/A on Kirya)

Kirya Advantage: Zero Service Fees

Unlike platforms that charge non-refundable service fees of 12-20%, Kirya charges zero service fees to guests. When you receive a refund, you get the full amount back based on the cancellation policy. No hidden deductions, no surprises. Your refund is a real refund.

When a Host Cancels Your Booking

Host cancellations are taken extremely seriously. Kirya is a zero-commission platform, which means we cannot withhold commission fees the way traditional platforms do. Instead, we enforce five layers of consequences that make unjustified host cancellations financially and reputationally damaging. The goal is simple: no host should ever cancel for a reason that is not genuine.

100% of the cancellation fee goes to the guest as a refund. Kirya keeps nothing.

Cancellation Fee Schedule

The fee is calculated as a percentage of the total booking value (nightly rate x nights + cleaning fee). It scales based on how close to check-in the host cancels, because late cancellations cause far more damage to the guest.

Your plans are protected

If a host cancels within 48 hours of your arrival, you receive a full refund to your original payment method within 5 to 10 business days. We hold hosts accountable so you can book with confidence. No other platform at this price level offers this level of protection.

Subscription Cancellations

Host subscriptions can be cancelled at any time from your dashboard. There are no cancellation fees and no lock-in contracts.

What happens when you cancel

Your subscription stays active until the end of the current billing period
No refund is issued for the remaining days of the current period
Your listings will be deactivated at the end of the billing period
Your data and listing history are preserved for 90 days
You can reactivate your subscription at any time and pick up where you left off

For annual subscriptions, prorated refunds may be available. Contact us at support@mykirya.com and we will sort it out for you.

How to Cancel a Booking

For Guests

  1. 1 Go to your Dashboard and open Bookings
  2. 2 Select the booking you want to cancel
  3. 3 Click "Cancel Booking" and confirm
  4. 4 Your refund will be processed within 5 to 10 business days

For Hosts

  1. 1 Go to your Dashboard and open Host Bookings
  2. 2 Select the booking, click "Cancel" and provide a reason
  3. 3 Review the consequences and type "I CONFIRM"
  4. 4 The cancellation fee is charged and the guest is compensated
