Important: Seller tax obligations

All property sellers in Malta pay a government Final Withholding Tax of 8% on the sale price (this is the same whether you use Kirya, an agent, or sell privately). Buyers pay 5% stamp duty. The 1.5% fee is invoiced only when the final deed is signed. It can be included in closing costs through your notary. If the sale falls through, you owe nothing.
